Step 1: location and floor size
Location decides your footfall and your rent, the two things you cannot change after signing. Walk the catchment at the hours members would train, check parking and access, and compare what nearby gyms charge. On size, gyms of 2,500+ sq ft are the ones WTF Powered is built to run; smaller floors can work, but they leave less room for a personal-training zone and a proper reception.
Get the lease read before you commit. It stays in your name, and so does the registration.
Step 2: the plan and the numbers

Step 3: licences and registration
The usual items are a business registration, GST registration, a local trade licence, fire and safety clearance, and the signed lease. The exact list and the order depend on your city and your building, so confirm them with a chartered accountant or the local authority before you spend on interiors. Step 4: equipment and layout
Equipment is where most first-time owners overspend. Decide the mix (cardio, strength, free weights, a functional zone) from the members you expect, then get quotes. Step 5: staff and trainers
